About 28-38 Pearl River Road
Planning is approved for the 26-floor building at 28-38 Pearl River Road, Docklands, which is not yet finished. First announced in September 2022 as a $340m dual-hotel plan by Capital Alliance Investment Group and TFE Hotels, it was approved by the Victorian planning minister in July 2023. In November 2025 an amendment was lodged to swap the hotel tower for apartments and change the architect from SJB Architects to DKO Architecture.
